Is my investment property protected?
Our team will conduct a highly detailed entry inspection report prior to the tenant moving in to the property. With the report we also take 100’s of photos that are stored to check the condition of the property at the exit inspection report. Regular inspections are then carried out during the tenancy every 3 months. These reports are sent to the landlords with detailed information at the end, outlining current market value and rent recommendations. We also offer the option for our landlords to join us at the inspections. Unfortunately, incidents can happen that are out of our control, in these cases we highly recommend obtaining landlord insurance.
What are arrears and how do you stop them?
We pride ourselves on our proven effective management of rental payments. Payments are processed and checked daily, with immediate action being taken if a tenant is behind in their rent. We are very strict on our tenants with their payments and ensure they know the importance of paying rent on time. Due to our effective arrears management we happily can state it is very rare for even one single tenant to be in arrears.
I’ve decided to rent out my property, what should I do to prepare it?
-Ensure everything in the property is working and is in good repair, this includes light fittings, fly screens, blinds, venetians, stoves/ovens.
-Have all lawns mowed, edges trimmed, gardens weeded, gutters cleaned and grounds neat and tidy
-Repair any small jobs, such as leaking taps, loose handles, hinges and doorknobs.
-We highly recommend having the property professionally cleaned (including carpets) prior to the first tenancy. This ensures there is a standard set for when the tenants vacate. If they do not meet the standard, they are required to pay for the necessary cleaning items
